Hoboken's blocks are lined with 1800s brick and brownstone rowhouses. Most are condos now, and their chimneys are shared through party walls, sit on flat roofs and rise past parapets that take the full force of the wind off the Hudson. Hudson Waterfront Chimney & Masonry works on shared stacks, roof flashing, parapets, stoops and facades for owners and condo associations. We're based on Monroe Street with dispatch answering 24/7.
Texts from the waterfront
Rowhouse chimneys often sit in the party wall and carry flues from both houses, so repairs mean coordinating with the neighbor.
In condo conversions one stack may hold an active boiler flue, a working fireplace and flues nobody uses. We map which flue serves what.
Photo and video findings, prices split by unit where possible, and insurance certificates for the management company.
Abandoned flues are sealed and capped so they stop letting in rain, cold air and pigeons.
Walk-ups, brownstones, two-families and mid-rise buildings from the Heights to Downtown.

FlashingBase flashing tied into modified-bitumen or rubber roofs, topped with copper counterflashing.
LinersLiners for relocated or upgraded boilers and water heaters, often moved up from flood-prone basements.
CapsScreened caps that keep pigeons, starlings and rain out of active and unused flues.
InspectionsChecks for buyers, renters and owners wondering whether the original fireplace can be used.
SweepsClean sweeps done through narrow stairwells, with every hallway and floor protected.

Long winters had broken up this stack until bricks were falling toward the street. We rebuilt it from the roof deck up and added a crown and cap.

Damp and growth had worn this chimney down. New brick, a stainless cap and new flashing made it watertight, and it went in alongside a reroof.
Hudson County rowhouses and walk-ups have low-slope roofs with brick parapets at the front and back. Wind off the river and decades of weather open the joints, loosen coping and push water into top-floor units.
Open joints and loose brick on the street-facing parapet fixed before anything falls.
Cracked or shifted coping reset with fresh mortar and flashing below.
Pipe scaffolding, bridging and city permits when the work is over a sidewalk.
Leaks in top-floor units often come from the parapet or chimney rather than the roof itself.
The brownstone on stoops, lintels and window surrounds is a soft sandstone that flakes and peels away in layers. Smearing cement over it traps water and speeds up the damage.
Loose and delaminated layers are cut back to sound stone.
Stainless pins and mesh anchor the new material for deep repairs.
Restoration mortar tinted to match is sculpted to recreate edges, moldings and carvings.
Surface texture is tooled to blend with the original stone.
From Monroe Street we cover Hoboken, Jersey City and the towns up on the Palisades cliffs. Tap a neighborhood for a rough drive time.

Yes, the dispatch line runs all night. A brick falling from a parapet onto the sidewalk, water running into a top-floor unit or a boiler flue backing up gets a crew organized. If you smell gas or see smoke, or a CO alarm goes off, get outside and dial 911 before calling us.
It depends on your condo documents or party-wall agreement. We give itemized pricing so the association or neighbors can split it fairly.
Sometimes. Many were closed off decades ago or never lined. An inspection tells you whether it can be restored for wood, gas or should stay decorative.
Often yes. A relocated or new boiler may need a new liner or a different vent, and the old flue should be capped.
Yes. We handle the chimney and parapet masonry and flashing, and coordinate with your roofer on the membrane.
Yes, using tinted restoration mortar, pins and hand sculpting so the repair matches the original stone.
